Falcon Heights, MN Real Estate

Settlement of the Falcon Heights area began in 1843 as a single home on the banks of the Mississippi River. Soon to follow was Herman Gibbs who would become a prominent figure in Minnesota history. Gibbs established the first school in his home and it remained in service until 1959. "Gibbs' Farm" is currently a historical site and museum. Throughout the early years, retail construction followed residential building and in 1973 the State Legislature mandated a change in municipal government from Village to City.

Today, Falcon Heights is a first-ring suburb of both Minneapolis and St. Paul, located almost equidistant from the two cities' downtowns. A full two-thirds of the City is comprised of the Minnesota State Fair Grounds and University of Minnesota-St. Paul campus, known for its agricultural program, the city contains several acres of test growing fields, as well as The School's 18-hole golf course. The rest of the available land is left largely to residential and some industrial use.

Falcon Heights is home to the unique University Grove neighborhood, built as faculty and staff housing for the University of Minnesota in the 1920s (and remains exclusively for faculty and staff today). No two houses are alike, with each being designed by an architect specifically for the home site. While not mammoth or luxury per se, these homes are the ultimate in style and aesthetic appeal, from modern and contemporary, colonials, ramblers, Tudor revivals and Queen Anne styles.

Homebuilding spread west of Larpenteur in the 1960s and '70s, filling up the remaining land not owned by the University of Minnesota. The newest developments, Maple Court, Questwood, and 1666 Coffman, adhere to the townhome or condominium model, reflecting the need to fit more households into less space in the inner suburb, and provide housing for a growing population of retired residents.

A mixed-use development, Falcon Heights Town Square, was installed in 2003 and includes an apartment building for senior citizens, a multi-family apartment building with retail businesses on the ground floor, and a cluster of 14 town homes. Well-settled neighborhoods containing ramblers, multi-level and split level homes are also prominent in the neighborhoods of Falcon Heights. Wide streets with boulevard trees throughout the City make for an ideal place to walk, bike and run.

Despite housing a university, the City is very family-friendly with a full one-third of households containing children under the age of 18. This area is very conducive to families, students and young professionals who desire an interesting landscape, dynamic community and proximity to Minneapolis and St. Paul.
